Property and Portfolio Management

Managing properties/assets well and extracting the most value out of them is directly related to the amount of information one has about the property/asset.

We often see organisations collect data in place of information.  Any system that spends money on data collection but fails to present it in a manner in which key users can use it, essentially fails to provide anything at all.

Opus Property Services begins any property management assignment by ensuring that the property and asset data is stored in an information system that is able to provide the necessary outputs to ensure that they are able to be managed efficiently and effectively.

This information system would ideally be owned by the client as we believe that it is important the client retain ownership of the data. However, Opus does own and utilise information systems that can provide the necessary outputs.  Opus property consultants are able to assess a client's Information Systems with a view to reporting on its ability to provide the necessary outputs and integrate with the client's financial or accounting package.

Property Management involves a number of disciplines.  These are:

  • Lease Management and Administration
  • Rent Reviews
  • Renewals
  • Income and Operating Expense Budgets and Reconciliations
  • Financial Forecasting
  • Facilities Management
  • Contract Management

We understand how exemplary property management can enhance the value of the property/asset to the owner, what the value drivers are and how to ensure these are maximised to the fullest extent.

Opus Property Services, through their 32 New Zealand offices plus international offices, are best suited to manage property portfolios that are geographically spread. Whether the portfolio consists of commercial, retail, residential or industrial, our property professionals are able to pro-actively manage and maintain those assets.
