The Tennyson Reach Apartments are a new luxury residential riverside development by Mirvac and are located on the banks of the Brisbane River on the former Tennyson Power Station site in Brisbane. The apartments comprise of six residential apartment buildings, 1.87 hectares of public river front parkland, and a resident’s health and well-being facility that includes a gymnasium, lap and recreation pools and an on-site café.

Stage 1, which was completed in mid-2009 with a project value of $180M, features two residential towers of nine and ten levels respectively over a single, two level basement. It also incorporates a gymnasium and a pool in a separate building. The 11 storey, Stage 2 tower which was recently completed, contains 92 luxury units above a two storey basement car park.

Due to the site’s proximity to the river and its location next to a high voltage easement, Opus engineers were required to implement clever design solutions, such as a membrane-free hydrostatic basement slab and a unique shoring system. They were also required to accommodate in the structural design, specific architectural requirements such as varying unit layouts and large open span areas. The Opus team utilised Revit software for building information modelling on Tennyson Reach, at a time when this was yet to become common practice.
