Opus were the Structural and Civil Engineers for the $28-million Redfern East Housing Redevelopment, the first major public housing redevelopment in the inner city of Sydney for over 20 years. The development consists of four apartment buildings, one in each corner of the site. Two of the apartment buildings are 3 storeys; the other two are four storeys. In between the apartment buildings are 40 town houses (13x 2 bedroom, 23 x 3 bedroom, 4 x 4 bedroom). All the buildings are of load bearing masonry construction with reinforced concrete slabs and steel roofs. On each of the apartment buildings are high level feature polycarbonate atrium roofs. The civil works component included a detailed analysis and design of the stormwater overland flow system and the design of the pipe system to convey rainwater from the townhouse roofing systems to reuse tanks to be recycled for garden use. The project has been awarded a 5 Star Greenstar rating by the Green Building Council of Australia and each unit is designed to be environmentally sustainable. Opus provided design input regarding materials specification and hydrology requirements to achieve the 5 Star Greenstar rating. The Redfern redevelopment project has received recognition for its outstanding contributions to environmental innovation, leadership, efficiency and sustainability.
